Our Process
Whatever the requirements are for your project, my:concept design & drafting will guide you through each and every step of the process when helping you plan your dream home or renovation.

Initial Consultation
An initial consultation is the first step in helping us to identify your particular project requirements.
We work closely with our clients to identify the project requirements including all of the must-haves and would-likes, before establishing any design and budget constraints that might impact the scope of works.
From this information, we will create a design brief that responds to all of the project requirements, ensuring both sides have a clear understanding of how we will achieve the project objectives.

Once the scope of works has been established, a fee proposal is submitted, detailing all of the necessary stages of the project and the associated costs that need to be considered throughout each stage.

Preliminary Site Assessment
For this stage, we start by assessing the site conditions and look at the surrounding environment to determine how the building can be designed to make the best use of the site’s features while working with any constraints.

We also refer to the Planning and Design Code to check which planning policies are applicable to the site. This typically includes any development restrictions, such as maximum site coverage, minimum boundary setbacks and minimum requirements for soft landscaping, private open space etc.
A brief site survey is usually required, which includes measuring the existing buildings and structures on the site.
Other site survey information may also be required and is arranged as necessary.

Concept Design
Following the completion of the survey drawing, a sketch floor plan and/or site plan will be generated showing the general layout options for the new development including any areas that are to be marked for demolition.

The design will consider the functionality, usability and energy efficiency of the property to suit client / end-user requirements. Design review meetings can be arranged (over the phone or in-person) to discuss feedback and go through any changes that are required.

Final presentation concept drawings are typically supplied following the receipt of all review feedback.

Schematic Design
(Planning Consent)
At this stage, our design team takes the approved concept design and turns them into a formalised set of drawings and documents in readiness for the Development Application (Planning consent).
The drawings will not only add further details to the approved design, but will focus on the external appearance of the building including building height, building form, colour and material finishes that might be considered for construction.
A series of plans, elevations, and/or 3D perspective views (optional) will be provided so that you can visualise the building from the relevant angles.
Once all drawings at the Schematic Design stage have been signed off, we prepare the development application documentation and submit this to all the relevant authorities via the Plan SA online portal.

Design Development (Building Rules Consent)
Following receipt of Planning consent for the project, we focus on the finer detail of the design for the general construction for the building.

A full set of working drawings are prepared including plans, elevations, footing / slab layouts, framing layouts, typical sections and construction details are submitted to the relevant authority for Building Rules consent.
During this stage we may also need to liaise with other specialised consultants, this could include:

geotechnical engineers; to complete a mandatory site soil testing classification

structural engineers; to finalise the structural design and engineers report for the substructure, superstructure and other structural components

civil engineers; to finalise all necessary works relating to stormwater drainage, external levels etc

energy assessors; to complete a mandatory energy efficiency rating
All documentation is collated together and submitted to the client for review prior to submission to the relevant authority to obtain the required approvals..

Approvals and Construction Documents
Upon receipt of the Building Rules consent, the drawing documents can be issued ‘for construction’.
Further design details can be added to the drawing package to support the general construction drawings including interior design such as furniture/joinery layouts, hydraulic (plumbing), electrical and mechanical plans (all optional), and any other relevant bespoke drawings that are required.
This will be provided alongside a specification that details all the materials, finishes, fixtures and fittings, and the quality of workmanship that is expected. This usually assists with the procurement of the General Building Contractor, who will coordinate the works using their preferred list of subcontractors, suppliers etc.
